What Actually Fails on a Southwest Florida Roof
Roof failures here are not random. After enough years working Collier and Lee County, the same short list accounts for most of the calls.
Flashing is the leader by a wide margin. Flashing is the metal and sealant that waterproofs every joint where the roof plane is interrupted: vent pipes, skylights, chimneys, and the seams where a roof meets a wall. Florida sun bakes sealant until it dries, shrinks, and cracks, and wind works loose metal that is no longer bedded properly. Almost none of that is visible from the ground.
Next is fastener and material fatigue. Salt air along the coast corrodes fasteners and flashing faster than inland air does, which is why the same roof product can last noticeably longer in Golden Gate than it does a few miles west near the water. Then there is impact and wind damage, which lifts shingle tabs and cracks or dislodges tile. Finally there is water that never leaves: valleys packed with debris, and low slope sections that pond instead of draining after a heavy afternoon rain.
The reason this list matters to you as a homeowner is that every item on it is a repair, not a replacement. A roof that is fundamentally sound can develop any of these and still have years of service left once the failure point is corrected.
Shingle Roof Repairs
Asphalt shingle is common through Golden Gate, Lehigh Acres, Naples Manor, and much of the inland housing stock, and it fails in ways that are usually straightforward to correct.
Wind lifts and creases tabs, which then no longer seal back down and let water track underneath. Granules wash off in heavy rain and expose the mat to UV. Individual shingles crack or go missing entirely after a storm. Nail pops push shingles up from below and open a path for water.
Shingle repair work involves replacing the damaged field, matching the existing product as closely as possible, and correcting whatever allowed the failure in the first place. Metal Roof Repairs
Metal roofing performs well in this region and it is common on newer construction and on additions, but it has its own specific weak points.
Fasteners back out over time as the panels expand and contract through daily heat cycles, and the neoprene washers under the fastener heads dry out and stop sealing. Panel seams and end laps open up. Where metal meets another material, at a wall or at a lower roof section, the transition flashing is often where the trouble is. Coastal exposure adds corrosion at the fastener points and cut edges.
Most metal roof leaks we are called for are fastener and seam issues, and they are correctable without touching the bulk of the panels.
Flashing, Vent, and Chimney Repairs
This is the highest value repair work we do, in the sense that it prevents the most damage for the least money.
Pipe boot flashings around plumbing vents crack in the Florida sun and are one of the most reliable leak sources on any roof in the county. Wall and step flashing where a roof meets vertical siding or stucco needs to be properly lapped and sealed, and it frequently is not. Chimney flashing and counter flashing pull away over time. Roof to roof transitions and valleys collect debris and hold water.
Correcting flashing is detail work. It is also exactly the kind of task that gets rushed when a subcontracted crew is trying to get to the next job, which is a large part of why we are often the second company on a roof rather than the first.
Skylight Installation and Repair
Skylights are common on Southwest Florida homes and lanais, and they are a frequent leak source because they interrupt the roof plane.
Most skylight leaks are not the skylight unit itself. They are the flashing kit around it, the seal at the curb, or a failed gasket. We repair flashing and seals, replace failed units where the unit is genuinely the problem, and install new skylights where a homeowner wants one added. On tile roofs in particular, a skylight installation done without properly reworking the surrounding tile and underlayment will leak, so that part is not optional.

What Drives the Price of a Roof Repair
Nobody can quote a roof repair honestly over the phone without seeing it, but the variables are predictable.
Access matters. A single story ranch in Naples Manor is faster and safer to work than a steep two story tile roof on Marco Island, and the estimate reflects that. Material matters, because tile repair is slower and more delicate than shingle repair and requires matching product. Scope matters most of all. A cracked pipe boot is a small job. That same leak, discovered two rainy seasons later after the underlayment and decking beneath it have gone soft, is a much bigger one.

Repair or Replace, and How to Tell
We do not perform full roof replacements, which means we have no financial reason to push you toward one.
Broadly, repair is the right answer when the roof structure and the majority of the covering are sound and the failure is localized: a section of damaged tile or shingle, a flashing detail, a skylight, a vent. Replacement becomes the honest answer when the underlayment has failed broadly across the roof rather than in one area, when the decking is compromised over a large area, or when the covering has simply reached the end of its service life everywhere at once.
Florida law also changed in a way that favors repair. Before May 2022, code required that if more than 25 percent of a roof section was repaired or replaced within a twelve month period, the entire system had to be replaced. Senate Bill 4-D removed that requirement for roofs built or last replaced under the 2007 Florida Building Code, effective March 1, 2009, or later. A lot of homes that would have been forced into replacement a few years ago can now legally be repaired.
