Most roofing companies in Collier and Lee County are built around full replacements, and repairs are the small job they fit in when the crew has a slow morning. We built the company the other way around. Repairs are the work. There is one person running every job at C&C Home Solutions, and that is Corey. He does the inspection, he does the repair, and he is the one you call afterward if something is not right. That matters more than it sounds. Most roof repair problems in Southwest Florida are not big structural failures. You May Not Need the Replacement You Were Quoted

This comes up constantly. A homeowner gets a leak, calls a roofing company, and gets handed a replacement quote for the entire roof.

Florida law changed on this. Before May 2022, state building code required that if more than 25 percent of a roof section was repaired or replaced within a twelve month period, the entire roof system had to be replaced to meet current code. Senate Bill 4-D changed that. For roofs built or last replaced under the 2007 Florida Building Code, which took effect March 1, 2009, or any edition since, the damaged portion can generally be repaired without tearing off the rest.

In practice that means a lot of Southwest Florida homes that would have been forced into a full replacement a few years ago can now be repaired. Whether yours qualifies depends on the age of the roof, what the damage actually is, and what the county says, and that is a conversation worth having before you sign a replacement contract. Barrel tile is everywhere in Collier County, and the tile itself usually outlives the underlayment beneath it. The dark streaks running down so many roofs are algae, and near the water, salt air speeds that up. Flat and low slope sections over lanais and additions pond water instead of shedding it.
