Florida law changed on this. Before May 2022, state building code required that if more than 25 percent of a roof section was repaired or replaced within a twelve month period, the entire roof system had to be replaced to meet current code. Senate Bill 4-D changed that. For roofs built or last replaced under the 2007 Florida Building Code, which took effect March 1, 2009, or any edition since, the damaged portion can generally be repaired without tearing off the rest.
In practice that means a lot of Southwest Florida homes that would have been forced into a full replacement a few years ago can now be repaired. Whether yours qualifies depends on the age of the roof, what the damage actually is, and what the county says, and that is a conversation worth having before you sign a replacement contract.
