What Counts as a Roof Emergency

Not every roof problem needs a same day response, and we would rather tell you that than charge you for urgency you do not need.

It is an emergency if water is actively entering the living space, if a section of covering has been torn off and the underlayment or decking is exposed, if a tree limb or debris has struck the roof, if there is visible sagging in a roof plane or ceiling, or if a storm is forecast within days and your roof is already open.

It is not an emergency if you have an old ceiling stain that has been there since last season and is not currently wet, or a few loose tiles in a dry stretch with no rain in the forecast. Those are worth scheduling promptly, but they do not require an emergency response, and treating them as one just costs you more.

What to Do Before We Arrive

There are a few things worth doing in the first hour, and one thing worth not doing.

Move what you can out of the affected area and get containers under active drips. Pull furniture and rugs back and lift anything off wet flooring. If water is running near light fixtures, outlets, or any electrical, shut off the breaker to that area. Photograph everything before you clean up, including the ceiling, the water on the floor, and any damaged belongings, because insurance claims are far easier with before photos. If a ceiling is bulging with trapped water, a small puncture at the low point in a controlled spot drains it into a bucket instead of letting the whole section come down at once.

The one thing not to do is climb onto a wet or storm damaged roof yourself. Wet tile is severely slick, storm damaged decking can be structurally unsound in places that look fine, and every hurricane season in Southwest Florida produces serious homeowner falls. How Emergency Tarping Works

Tarping is triage. Its job is to stop water intrusion immediately so the permanent repair can happen on a reasonable timeline instead of during the storm.

A tarp installed properly is not a sheet of plastic thrown over a roof and weighted with whatever is nearby. It is sized to cover the damaged area with adequate overlap, run up over the ridge where the damage location requires it so water cannot get under the top edge, secured with battens or appropriate fasteners so it survives continued wind, and installed with attention to where the fasteners land so the tarp itself does not create new penetrations that leak later.

A well installed tarp holds for weeks and buys you the time to get the real repair scheduled, permitted if needed, and done correctly.

Hurricane Season in Southwest Florida

Hurricane season runs June through November, and this region has taken direct and near direct hits repeatedly in recent years. Homeowners here know the drill better than most.

What that history has also produced is a surge of storm chasing contractors after every major event. Out of state operators arrive, sign as many contracts as they can, take deposits, perform variable quality work, and leave. Some homeowners in Lee and Collier County are still dealing with the consequences of repairs done in that environment.

Documenting Damage for an Insurance Claim

Whether or not you end up filing, documentation costs you nothing and is worth doing properly.

Photograph the exterior damage from the ground, the interior damage, and any damaged contents before you move or discard anything. Note the date and the weather event. Keep receipts for anything you buy to mitigate damage, including tarps, buckets, and fans, because mitigation expenses are frequently reimbursable. Get the professional documentation of what actually failed and why, which we provide with photos on every emergency call.

From Tarp to Permanent Repair

The tarp is step one, not the finish. Once the immediate intrusion is stopped, the permanent repair follows the normal process: full assessment of what failed, evaluation of the underlayment and decking in the affected area, written estimate, permitting where the scope requires it, and the repair itself.

Storm damage frequently reveals more than the obvious. A limb strike that cracked six tiles may also have shifted flashing at a nearby transition. Wind that lifted one shingle section usually broke the seal on adjacent ones that have not failed yet but will.
