When an Inspection Is Worth Doing
There are five situations where an inspection reliably pays for itself.
After any significant storm, whether or not you see damage from the ground, because most storm damage is not visible from a driveway. Before you buy a home, since a general home inspector looks at a roof briefly and from limited vantage points. Before you sell, so a roof issue is not discovered by the buyer's inspector at the worst possible negotiating moment. When your roof is approaching the age where underlayment starts to matter, which in this climate arrives sooner than most homeowners expect. And when you are being told by someone else that you need a full replacement and you want a second opinion from a company that does not sell them.
What Corey Checks
An inspection covers the full roof assembly, not only the surface.
On the covering, that means the condition of tile, shingle, metal, or membrane, including cracked or slipped tile, lifted or missing shingles, fastener condition on metal, and membrane condition and ponding evidence on flat sections. Every penetration gets examined individually: pipe boots, vents, skylights, and any mechanical curbs. Flashing gets particular attention at walls, transitions, valleys, and chimneys, because that is where most failures live.
Beyond the covering, the inspection looks at gutters and drainage, fascia and soffit condition, evidence of prior repairs and how they were performed, ventilation adequacy, and where accessible, the attic side for staining, daylight, damp insulation, and deck condition from below.
Drone Inspections
Drone imagery has changed roof inspection meaningfully, and on certain roofs it is the better tool.
Tile is fragile. Walking a large barrel tile roof, particularly an older one, risks cracking tile and creating the exact problem the inspection exists to find. Steep pitches and very high roofs present genuine safety limits. In both cases a drone can capture close detailed imagery of every plane, valley, ridge, and penetration without anyone setting foot on the covering.
Drone imagery also gives you something useful to keep: a dated visual record of your roof's condition, which is valuable for insurance purposes and for comparison after the next storm.
Drone work supplements hands on inspection rather than replacing it. Some conditions have to be assessed by touch, and where that is true and the roof can be safely walked, Corey walks it.
Thermal Imaging Inspections
A thermal camera reads surface temperature, and wet material behaves differently than dry material as it heats and cools. That lets thermal imaging reveal moisture trapped inside a roof assembly that is completely invisible to the eye.
It is most valuable on flat and low slope roofs, where water that gets past the membrane can saturate insulation and spread laterally far from the entry point. A visual inspection of that roof shows nothing. A thermal scan under the right conditions maps the wet area clearly, which tells you both where the water is entering and how much of the assembly has been affected.
It is also useful on pitched roofs when tracing an intermittent leak, and for verifying that an area is actually drying out after a repair.
Pre Purchase and Pre Sale Inspections
If you are buying in Southwest Florida, the roof is one of the highest stakes components of the property and one of the least thoroughly examined during a standard home inspection.
A dedicated roof inspection tells you the realistic remaining service life, whether there is active or historic water intrusion, whether prior repairs were done properly or covered up, and what you should expect to spend in the next few years. On a tile roof specifically, it tells you the condition of the underlayment, which is what actually determines the roof's remaining life even when every tile looks perfect.
If you are selling, the same information lets you address problems on your terms and timeline instead of during a negotiation.
Post Storm Inspections and Insurance
After a storm, the value of an inspection is documentation as much as diagnosis.
Insurance disputes over roof damage frequently come down to whether damage was sudden and storm related or gradual and maintenance related. Photographic documentation from a licensed roofing contractor, dated and specific about what failed, is far stronger evidence than a homeowner's photos from the ground.

What You Get
